Meet Billie West

A lifelong Hudson Valley resident, Billie West was raised on a family farm where she developed a strong work ethic and an early appreciation for homes, property, and craftsmanship. Her father was a respected local mason, and her mother built a successful career as a real estate broker and property manager, helping shape the foundation of Billie's career.

For more than 25 years, Billie has worked across real estate sales, property management, construction oversight, and hands-on property care. She also co-owned a property services and contracting business with her husband, Robert, overseeing investment properties, renovations, and improvement projects from start to finish.

Billie founded ProWatch Hudson Valley after seeing how quickly small issues can escalate when a home is left unoccupied. Today, she combines decades of experience with personalized service to give homeowners confidence and peace of mind while they are away.

Outside of work, Billie enjoys family time, hiking, fishing, being outdoors and supporting local animal rescue efforts.

Standard Home Watch Services

  • Interior and exterior visual inspections (from ground level)

  • Visual inspections of mechanical systems, including plumbing, HVAC, and electrical

  • Visual checks for leaks, moisture intrusion, or signs of mold

  • Inspection for visible signs of pests or infestations

  • Verification that all windows and doors are secure, with no signs of tampering

  • Confirmation that the thermostat is operating properly and set to the requested temperature range

  • Collection of mail and packages left outside

  • Detailed digital reports provided after each visit, including photos when appropriate

Concierge Services

  • Post-storm inspections following significant weather events (conducted during regular business hours)

  • Secure keyholding and property access services

  • Vendor coordination, property access, and on-site oversight

  • Pre-storm preparation, including securing or bringing outdoor furniture inside, removing loose outdoor items, and verifying that the generator is operating properly

  • Post-storm property assessments to identify visible damage, roof leaks, or other storm-related concerns

  • Watering of indoor plants

  • Vehicle inspections and start-ups to help maintain battery charge and identify visible issues, such as flat tires

If there is a service you need that is not listed, please ask. If it is home related, I may be able to accommodate your request or coordinate through a trusted service partner.

Storm preparation is offered, but there is no guarantee that time will permit. Severe thunderstorms sometimes pop up with little to no warning and in these cases it may not be possible to conduct preparations. I will put forth my best effort to ensure storm preparations are conducted whenever possible. 

Post storm assessments are typically able to be conducted within a reasonable amount of time after a storm. If a storm comes through after business hours then the assessment will be done the following day during regular business hours. An emergency post storm check may be possible after a severe storm upon request, at an additional charge.

Once the consultation is scheduled, I will come out for an in person review of your home and property. During this time we will discuss your specific needs, including any of the concierge services you may choose to include.

Once approved, your scheduled visits will begin, giving you peace of mind knowing that your home is being professionally monitored and cared for.

  • It's a professional, visual inspection of your home while you're away, focused on identifying any obvious issues early. Each visit is tailored to your needs, with a checklist designed just for your home.

  • Actually, the question is, why would you not have one? So many things can happen to your home in your absence: break-ins, water leaks, electrical problems, insects, mold, and storms, just to name a few. Conversely, preventive measures such as storm preparation and proactive maintenance should prevent many situations from arising. Even if you have a trusted neighbor or relative nearby, having a professional acting on your behalf is a much better and more effective option.

  • Absolutely! Even if you're living there, we can do periodic check-ins - making sure all's well, systems are running smoothly, and you get the same peace of mind.

  • While I am not a licensed home inspector, I bring decades of experience in real estate, property management, and hands-on oversight of residential renovation and remodeling projects. This broad background gives me a trained eye to spot issues that others might miss.

  • I can customize a service plan to include multiple weekly home checks, or add additional visits for a specified period of time upon request. This is especially important during renovations and/or remodeling. I have caught contractors forgetting to close windows, lock doors, or leaving lights on, so these additional visits provide peace of mind.

  • I will use my professional experience and judgment to handle any situation with a calculated response. If the situation is an emergency, it will be handled in the fastest, safest, and most cost-effective way. In a non-emergency situation, you will be contacted to discuss and implement a course of action.

  • I am thoroughly vetted and have undergone a background check, maintain active insurance, and meet all strict eligibility criteria, so you can trust who's stepping into your home. Plus, I adhere to a formal code of ethics, ensuring transparency and integrity in every interaction. After each visit, you'll receive a detailed report-complete with photos-so you always stay informed.
